The other half is getting the full amount to Turkey in the required currency, by the closing date and without an unexpected loss on the exchange rate.\u003C\u002Fp>\n\u003Cp>This was the challenge faced by one of our clients. He was buying a property in Istanbul, while his funds were in Moscow. With only eight days left before the closing, he needed to transfer ₽5 million and receive US dollars in cash in Istanbul to settle with the seller.\u003C\u002Fp>\n\u003Cp>In a situation like this, simply finding a way to send the money is not enough. The entire payment route should be planned in advance: when the exchange rate will be locked, how long the process will take, what costs may apply and exactly how much will be available at the destination.\u003C\u002Fp>\n\u003Cp>These details matter when purchasing property. Even a small exchange-rate movement can change the final cost by thousands of dollars. A delay may also affect the agreement with the seller or put the closing itself at risk.\u003C\u002Fp>\n\u003Cp>For this client, we planned the Moscow → Istanbul route in advance and locked the rate when the rubles were deposited. The funds then moved through the agreed USDT settlement corridor, while the cash payout was prepared for the scheduled closing date.\u003C\u002Fp>\n\u003Cp>Eight days later, the client received \u003Cstrong>$60,100 in cash\u003C\u002Fstrong> in Istanbul — exactly when the funds were needed to complete the purchase.\u003C\u002Fp>\n\u003Cp>The case highlights an important point: for a major international payment, the advertised rate is not the only figure that matters. What really matters is the final amount received, the date on which it becomes available, and whether that date matches the payment deadline.\u003C\u002Fp>\n\u003Cp>There is another factor property buyers should consider. Turkish real estate prices are often measured in lira, but international buyers should also calculate the result in the currency in which their capital is held. A property may rise in value in TRY while some of that growth is offset by a weaker lira.
